Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 2.2% decrease in the number of sold homes for the fifth month of 2024 compared to 2023 and a 9.4% increase in the median sales price from $320,000 to $350,000. The number of homes that went under contract in the 5th month of 2024 increased 2.3% from 2023.

 

Kent County, DE

For the 5th month of 2024, Kent County experienced a 7.7% decrease in the number of sold homes compared to 2023 and an 9.8% increase in the median sales price from $305,000 to $335,000. The number of homes that went under contract in the fifth month of 2024 decreased 3.6% from 2023.

 

Sussex County, DE

For the fifth month of 2024, Sussex County experienced a 2.2% decrease in the number of sold homes compared to 2023 and a 1.1% increase in the median sales price from $445,000 to $450,000. The number of homes that went under contract in the 5th month of 2024 increased 3.2% from 2023.

 

Southern Chester County, PA

Southern Chester County experienced an 4.3% decrease in the number of sold homes for the fifth month of 2024 compared to 2023 and a 8.4% increase in the median sales price from $507,500 to $550,000. The number of homes that went under contract in the 5th month of 2024 decreased 1.4% from 2023.

 

Cecil County, MD

For the 5th month of 2024, Cecil County experienced 10.5% increase in the number of sold homes compared to 2023 and a 7.6% increase in the median sales price from $329,900 to $355,000. The number of homes that went under contract in the fifth month of 2024 increased 4.8% from 2023.
